A $407 Million Plan Could Create a New District in Novi
One section of Novi could look dramatically different in the coming years.
A proposed development called Novi City West would transform roughly 55 acres along Grand River Avenue between Beck and Taft roads into a mixed use district with housing, restaurants, retail, entertainment and a new convention hotel.
The current proposal represents approximately $407 million in investment and includes nearly 750 housing units, ranging from townhomes to apartments, along with a 225 room convention hotel, retail, dining and a community center.
Novi Has Been Planning for This Type of Development
In 2024, Novi established a new City West zoning district along Grand River between Beck and Taft roads.
According to the City of Novi, the district was envisioned as a higher density, pedestrian oriented area combining residential, commercial, retail and office uses.
The idea actually goes back further. Novi's 2016 Master Plan identified an opportunity to create a walkable mixed use and entertainment district near the convention center and Ascension Providence Park.
So while this particular $407 million proposal is not final, the broader idea of changing this section of Novi has been developing for years.
Housing components of residential plans include:
112 Pulte townhomes
200 condominium-style units from Three Oaks Group
A neuro-inclusive housing community where 25% of units would serve developmentally or intellectually disabled adults
Workforce and caregiver housing
Additional market-rate apartments nearby
What Does This Mean for Novi Real Estate?
This is where development news becomes useful to homeowners and buyers.
A project of this size could change what it's like to live nearby.
More restaurants, shopping, entertainment, housing and walkable destinations could change how people use this part of Novi. At the same time, development can bring additional traffic, construction and density.
That doesn't mean nearby home values automatically go up or down.
It means buyers should pay attention.
When I'm looking at a property with a buyer, I'm interested in more than the house itself. What's around the property today matters, but what could be around it five or ten years from now matters too.
