What Does $700,000 Buy in Metro Detroit? More Than You Might Think
When people hear the words "luxury real estate," they often picture million dollar price tags.
In Metro Detroit, the numbers tell a different story.
According to a recent Redfin analysis, the Detroit metro is the most affordable major metropolitan area in the country for luxury housing.
For the three months ending in May 2026, the median sale price of a luxury home in the Detroit metro was $719,252.
Nationwide, the median was $1,374,470.
That's a difference of nearly 48%.
Redfin defines luxury homes as properties in the top 5% of their respective metro area's housing market. So we're not simply comparing an average Detroit home with an expensive home somewhere else. We're comparing the upper end of our market with the upper end of other major markets across the country.
What Does That Mean for Metro Detroit Buyers?
A budget in the $600,000 to $1 million range can open the door to some very different opportunities throughout Southeast Michigan.
Depending on the community and property, buyers in this range may find larger homes, newer construction, premium locations, acreage, waterfront properties, finished basements, substantial outdoor living spaces, or homes with higher end finishes and amenities.
But location makes an enormous difference.
The same budget can buy a very different property depending on whether you're looking in Plymouth, Northville, Novi, Canton, Birmingham, Commerce Township, Brighton, or one of Metro Detroit's lake communities.
And choosing where to live involves much more than comparing houses.

More Choices Are Appearing at the Higher End
There is another interesting part of the current market.
Redfin reported that active luxury listings in the Detroit metro increased 12.8% from a year earlier during the three months ending in May.
That potentially gives higher end buyers something they haven't always had in recent years:
More choices.
It doesn't mean every neighborhood or price range suddenly has abundant inventory. Real estate remains extremely local, and the best properties can still attract strong interest.
More inventory also doesn't automatically mean home values are falling.

What About Metro Detroit Homeowners?
This story matters to sellers too.
If you own an updated or well positioned home in one of Southeast Michigan's desirable communities, your property may be competing in a higher price category than you realize.
At higher price points, small differences in location, condition, updates, lot, architecture, presentation, and marketing can translate into significant differences in value.

For buyers, that means a $600,000 to $1 million budget can create some very different choices depending on where you look.
For homeowners, it means your home's position within its specific local market matters more than a broad national headline.
