THE BEST WEEK TO BUY A HOME IN METRO DETROIT MAY BE JUST A FEW WEEKS AWAY.

According to a new Realtor.com analysis, October 4–10 is projected to offer the best overall combination of conditions for Metro Detroit homebuyers in 2026.

Here's what historically changes around this time:

🏡 21.8% more homes to choose from compared with an average week

👀 42.7% less buyer competition compared with the peak

📅 Homes spend about 12 more days on the market

💰 Listing prices have historically been about 8.7% below their seasonal peak

That doesn't mean every house suddenly goes on sale October 4.

But it does show something I've always thought buyers should understand:

Spring isn't automatically the best time to buy.

Sometimes fewer buyers, more inventory and more motivated sellers can create a much better opportunity.

If you've been sitting on the sidelines, the next few weeks may be worth watching.
